Agent Is Area’s First to Earn Resort Property Certification
New Smyrna Beach, Fla. – To better serve the second-home and resort real estate sector,
Susan McLain, broker associate with Prestige Properties of New Smyrna Beach, was recently certified as a Resort and Second-Home Property Specialist (RSPS) by the National Association of REALTORSÒ. McLain is the first in Volusia County to earn this NAR certification.
To earn the designation, candidates must complete educational requirements consisting of two core courses involving 1031 exchanges and investment real estate and two additional electives.
The RSPS certification program recognizes the vitality of the second home market,” says McLain. “Resort and second home seekers are savvy buyers and more and more demand the expertise of a real estate professional with proven knowledge of resort and second-home market conditions.”
An NAR study of second-home buyers showed substantial growth in the second-home market. The study indicated that investment property and vacation homes make up a significant portion of the overall housing market, accounting for more than one-third of residential transactions. Acquiring a second home has grown in popularity over the last 10 years and in particular since 2003. Sales of second homes increased 16 percent in 2004 from the year before. NAR also estimates in a study of second-home owners that the typical vacation-home owner is 59 years old, while the median age of the investment property owner is 55.

Prestige Properties Names Top Agents for July 2007
New Smyrna Beach, Fla. – Prestige Properties of New Smyrna Beach announced its top producing agents for July according to the Suzanne M. Kosmas, the firm’s broker of record.
Broker Associate Susan McLain was recognized as the associate with the highest sales with a grand total of listed/sold volume of more than $2.38 million. According to the New Smyrna Beach Board of Realtors® Multiple Listing Service, McLain also out performed the board’s membership by achieving the highest volume of listings that sold for the month.
Broker Associate Donna Concannon-Kosmas was recognized as the top volume listing associate for the firm and Broker Associate Cecil Goodrich achieved highest number of new listings.
McLain joined Prestige Properties in June 2006 and has quickly become a top producer. An enthusiastic surfer, McLain loves the New Smyrna Beach area and is an active member in the community. Currently she is a director on the Southeast Volusia Historical Society board and a mentor at New Smyrna Beach Middle School.
Concannon-Kosmas has been a Realtor® in New Smyrna Beach for 12 years and has served as President of the Board of Realtors®. She has been active in the community through the American Cancer Society and working as a volunteer in the schools attended by her children.
Goodrich, a Realtor® in New Smyrna Beach for more than 25 years, has served as President of the Board of Realtors®. Cecil is an active member of the Kiwanis Club. A native of New Smyrna Beach, Cecil enjoys the natural environment as an avid fisherman.

SALES ASSOCIATE ATTAINS BROKER STATUS
New Smyrna Beach, Fla. – Susan McLain has upgraded her Florida real estate sales license to a
broker’s license through the Florida Division of Real Estate, a division of the Department of Business and Professional Regulation.
Now a broker associate, McLain will continue as a sales agent for Prestige Properties at 3640 S. Atlantic Avenue.
